Planners and Engineers Collaborative offers full
scope due diligence for all types of projects. Each study is designed to analyze, study, and reveal information and potential issues that can arise through development of a site. The following is a descriptions of the services provided with each package:

  1. A project location map
  2. A site visit
  3. Site condition summary
  4. Onsite visit with photographs
  5. Utility maps (when available)
  6. A copy of available and appropriate surveys including topographic, boundary, floodplain, aerial, and utility
  7. Flow/Hydrant tests
  8. Wetland delineation (Planners and Engineers Collaborative will contact wetland consultant on your behalf to get contract proposal for delineation. Planners and Engineers Collaborative will not be responsible for contract with wetland consultant, the contract will be made out to the client directly from outside consultant.)
  9. Phase 1 Environmental Report and Geotechnical Report (Planners and Engineers Collaborative will contact geotechnical engineer on your behalf to get contract proposal for services. Planners and Engineers Collaborative will not be responsible for contract with geotechnical consultant, the contract will be made out to the client directly from outside consultant ).
  10. Copy of zoning ordinance and development codes
  11. Copy of applications and checklists
  12. Copy of available and appropriate soils reports and environmental reports
  13. A summary of the governing jurisdiction fees and permitting process (including DOT, County, City, DRI, water and sewer)
  14. Utility verification letters from the gas, telephone, electric, water and sewer companies
  15. Zoning verification letters
  16. Research of Applicable zoning conditions on the property/requirements
  17. A project summary with comment on the project development constraints and major issues that have been identified with the limited information available at the time of the report
  18. Recommendations on additional information needed for project evaluation
  19. Sewer Verification of Capacity and Availability ( A separate letter to proceed proposal will be submitted if field verification of flow rates, downstream location of sewer, or design calculations need to be submitted.)
  20. Utility location services to mark all utilities on the site. ( A separate proposal will be submitted if this is needed)
  21. Aerial Photography ( A separate proposal will be submitted if this is needed)
  22. Aerial Topography ( A separate proposal will be submitted if this is needed)
  23. Archeological Study (Planners and Engineers Collaborative will contact archeologist on your behalf to get contract proposal for services. Planners and Engineers Collaborative will not be responsible for contract with archeological consultant, the contract will be made out to the client directly from outside consultant).
  24. Analyze existing storm systems/structures if applicable to site investigation
  25. Analyze possible offsite improvements that may impact site if applicable
